Our residents enjoy access to a variety of amenities designed to enhance their living experience. These include a beautifully maintained park, a serene lake perfect for leisure activities, and convenient access to Deltona and Interstate 4.
Sterling Park is pet-friendly without any restrictions as to breeds. Deltona restricts homes to five(5) pets and can not be farm animals.
**Application Submission**: - Homeowners must submit an application to the ARB outlining the details of the proposed changes or improvements to their property. Include specifications such as materials, colors, and plans.ARB Form
HOA fees are used to pay the costs of ongoing maintenance and repairs to a community’s common areas, and shared amenities. Payments are made annually, or semi-annually. Currently the Dues are $340 for 2024
Currently there are no regulations outside of Deltona requirements for rentals. It has been discussed with multiple boards to address short term rentals and other concerns with renting in Sterling Park.
Utilities vary based on usage we require Deltona water and sewage for all homes. The water is some of the highest in the area ranging from $70-$300 based on if you use city water for irrigation. To assist with the cost of irrigation residents have installed reclaimed water meters or wells.
Electric (Duke) also varies base on usage but continues to see increases year after year. Some residents have switched to solar to assist with cost and have seen mixed reviews on if it helps.
While the Sterling Park sign states Deed restriction Sterling Park does not currently have any deed restrictions.
A homeowners association (HOA) is a corporation that serves as the governing body of a residential community, such as a condominium, townhome, or single-family development. HOAs are created to protect the community’s property values by developing and upholding its covenants and bylaws, which define the actions homeowners may take with their properties and their behavior within the community. HOAs are often formed by real estate developers during the development and sales stages, during which they assume financial and legal responsibility and retain voting and governance rights. Association ownership and all related responsibility are transferred to homeowners at turnover, which occurs after selling a specified number of units.
Since most HOAs are incorporated, they are subject to statutes governing homeowner associations and not-for-profit corporations, as mandated by each state or province. Florida statutes for Sterling Park is FS 720. All community homeowners are mandatory members of the HOA and must follow the community’s guidelines to ensure a harmonious environment and lifestyle; failure to comply can result in fines or other penalties.
